Heating and Hot Water
- An electrically powered NIBE air/water
heat pump provides under-floor heating to ground floor areas and by
radiators to the upper floors. All
rooms are individually thermostatically controlled. A
further gas fired A* rated high efficiency condensing boiler provides hot water
to all fittings and back up to the heating if required.
- A megaflo tank provides mains pressure
hot water to all taps and showers.
Kitchens
- High quality Pronorm (by Poggenpohl)
kitchen units, with contemporary high gloss flat panelled doors, and
composite granite worktop.
- 3 Miele electric fan ovens, with 80cm
gas burning hob and feature chimney extractor hood.
- Other Integrated Miele appliances include
larder Fridge and separate larder Freezer, Combination oven, Steam oven,
Coffee maker, and Dishwasher.
- Stainless steel 1 ½ bowl under-mounted
sink with chrome plated tri-spray mixer tap, providing mains supply

Insulation and glazing
- Construction is traditional brick and
block, with internal dry-lining and plaster skim finish. All studwork is timber with plasterboard
and skim plaster finish. The houses
are constructed to the current building regulations, with extremely high
levels of thermal insulation in the ground floor, external walls and
roof. Sealed double-glazed UPVc
windows and side hung French doors to all plots.
Electrical
- The property has telephone sockets to
dining room, study, family room master bedroom and bedrooms 5 & 6.
- Satellite ready TV points are provided
for all bedrooms, lounge, study, dining and family rooms. Reception is via individual TV
Ariel/satellite dish.
- Fully fitted and operational alarm
system.
- Fully operational voice entry system
for the electrically controlled security gates.
