The Limes - Specifications and Features

Heating and Hot Water
  • An electrically powered NIBE air/water heat pump provides under-floor heating to ground floor areas and by radiators to the upper floors.  All rooms are individually thermostatically controlled. A further gas fired A* rated high efficiency condensing boiler provides hot water to all fittings and back up to the heating if required.
  • A megaflo tank provides mains pressure hot water to all taps and showers.

Kitchens
  • High quality Pronorm (by Poggenpohl) kitchen units, with contemporary high gloss flat panelled doors, and composite granite worktop.
  • 3 Miele electric fan ovens, with 80cm gas burning hob and feature chimney extractor hood.
  • Other Integrated Miele appliances include larder Fridge and separate larder Freezer, Combination oven, Steam oven, Coffee maker, and Dishwasher. 
  • Stainless steel 1 ½ bowl under-mounted sink with chrome plated tri-spray mixer tap, providing mains supply filtered drinking water, and spray head attachment.
  • Porcelanosa ceramic floor tiles to kitchen area, and family room.
  • Down lighters in the ceiling, which extend into the family room
  • Chrome power points and accessories above worktop areas.

Utility Room
  • Units are chosen to match the kitchen with a matching granite worktop, stainless steel sink, drainer, and chrome-plated taps.
  • Space for washing machine and tumble dryer.
  • Built in Liebherr wine storage unit.
  • Ceramic floor tiles, to match kitchen.

Bathroom and En-suites
  • Contemporary white sanitary ware with chrome plated fittings.
  • High-pressure chrome finish shower to all shower enclosures.
  • Porcelanosa ceramic wall and floor tiles.
  • Heated chrome plated ladder towel rail to all bathroom areas.
  • White down-lighters to bathrooms, en-suites and cloakrooms.
  • Master en-suite additionally has, his and her bowls, double ended bath and body jets to compliment the shower.

Bedrooms
  • En-suite Bathroom and walk in closet to master bedroom.
  • En-suite shower room to bedrooms 2 and 3.
  • Built-in wardrobes where indicated on plans.

Decorative finish
  • White painted staircase with oak handrail.
  • All doors natural white oak, traditional two panelled, with modern round rose chrome plated handles.
  • Internal walls to be finished in almond white matt emulsion.
  • Matt finish woodwork.
  • Smooth plastered ceilings and walls, with feature cornice to downstairs rooms, landing and master bedroom suite.  All other areas have coving except bathrooms.
  • Feature open fireplace with limestone surround.
  Insulation and glazing
  • Construction is traditional brick and block, with internal dry-lining and plaster skim finish.  All studwork is timber with plasterboard and skim plaster finish.  The houses are constructed to the current building regulations, with extremely high levels of thermal insulation in the ground floor, external walls and roof.  Sealed double-glazed UPVc windows and side hung French doors to all plots. 

Electrical
  • The property has telephone sockets to dining room, study, family room master bedroom and bedrooms 5 & 6.
  • Satellite ready TV points are provided for all bedrooms, lounge, study, dining and family rooms.  Reception is via individual TV Ariel/satellite dish.
  • Fully fitted and operational alarm system.
  • Fully operational voice entry system for the electrically controlled security gates.
  • External lighting to front and rear.
  • 5amp sockets in lounge for switching standard/table lamps via main light switch.
  • A three zone Lutron lighting system, enables a many different mood settings to be created, using the down lighters and lamps in the living room
  • Family room has built in 50inch plasma screen mounted above fitted units to match kitchen area.
  • The dining room is wired to enable future conversion to home cinema room.
  • There are integrated speakers to the master bedroom suite, living room, family room and dining room, all linked with the music hub (located under the stairs).  The hub can store your entire music collection and play is controlled via a local TV.  The system can be expanded at a future date.

External
  • Paved patio areas where indicated on plans.
  • External water tap.
  • External electrical socket to the patio area.
  • Triple garage to have lights and power plus cedar, electrically operated, up and over doors.
  • Rear gardens laid to lawn with planting as per the approved landscaping scheme.
  • Double solid oak front doors, with chrome plated ironmongery.

Peace of mind
  • Each home will be independently surveyed throughout the build process by the NHBC who will issue their 10-year warranty certificate upon completion.

NHBC Warranty & Insurance

Each home will be independently inspected throughout the building process by the NHBC who will issue their 10 year warranty certificate upon completion
