Comfort and convenience
Construction is traditional brick and block, with high levels of thermal insulation in the ground floor, external walls and roof. All windows are traditional; factory finished white painted timber and double-glazed throughout.
Heating by high-efficiency NIBE electric powered exhaust air heat pump, which also provides mains pressure hot water to all fittings. This unit makes use of the most up to date renewable heating technology, utilising the warm exhaust air from the ventilation system to heat the property.
All properties benefit from under-floor heating to ground floor areas, and thermostatically controlled radiators to upper floor areas.
There are fully fitted wardrobes where indicated on plans.
Security
Each home has an intruder alarm system fitted by a NACOSS approved contractor and security lighting to front and rear.
Mains wired smoke detectors are fitted at all floor levels.
All ground floor windows are fully lockable, with multi-locking front and patio doors.
Electrical
Telephone and TV points are provided to lounge and bedrooms.
TV points are digital ready and can accommodate all the new sky systems. They also provide for analogue reception, all via individual aerial/dish.
There is generous power point provision throughout the house.
The Kitchen
This has been designed to provide a stylish, modern and practical working environment.
High quality contemporary units are complemented with granite worktops and splash-back upstand. A choice of ceramic floor tiles are available.
All properties have either a built in double, or built under singe, stainless steel fan-assisted oven, with ceramic hob and feature chimney hood.
All kitchens have a fully integrated dishwasher, washing machine, fridge freezer and microwave.
Under wall unit lighting is provided in addition to ceiling down lighters.

Bathrooms
Bathrooms have been fitted with white sanitaryware, finished with chrome-plated fittings. High-pressure showerheads are provided to all cubicles.
There is full height tiling to bath and shower areas, with complementary tiling to other wall areas.
Chrome plated heated ladder towel rails and down lighters.
Doors
The feature timber front door is painted white. All internal doors are flush style white oak veneer, finished with modern round rose, chrome-plated handles.
Decorations
All walls and ceilings are smooth plastered. There is coving to all rooms, where practical, except bathrooms. Walls are decorated in matt finish emulsion paint, ceilings white. Skirting, architrave etc. are painted gloss white.
External
A patio area is provided for each house.
Garden areas will be turfed with landscaping and fencing to the approved plan.
Each house has parking where indicated. (see site layout plan).
The Management Company
A Management Company has been created for the benefit of the residents. Upkeep, care and maintenance of the shared facilities will be the responsibility of the company, with each dwelling making a contribution to the annual costs commensurate with their obligations and benefits. The residents will run and manage the company and any charges will be by mutual agreement.
Detail is correct at time of print however the developer retains the right to alter the specification as build progresses to suit particular project conditions. |
