The Mallards Phase 2 Specifications and Features

Comfort and convenience
Construction is traditional brick and block, with high levels of thermal insulation in the ground floor, external walls and roof. All windows are PVCu, weather-stripped and double glazed throughout.

Heating by high efficiency combi gas-fired boiler*, which
also provides the hot water to all fittings. The Three bedroom properties benefit from mega-flow tanks providing mains pressure hot water to all fittings. Radiators are fitted with thermostatic valves for optimum efficiency and comfort.

*Duplex apartments 24 - 27 are heated by a state of the art, air to water heat pump. The two heat pumps provide the hot water and heating for all four flats. The heating units average 300% efficiency during the winter months. This combined with underfloor heating and high insulation levels make these properties some of the most energy efficient available.

*Number 14 has another high efficiency heating system.
This property has a full house mechanical ventilation
system, which re-uses the existing heat in the building, via a heat pump, to provide the heating and hot water.

There are fully fitted wardrobes where indicated on plans.

Security
Each house has an intruder alarm system fitted by a
NACOSS approved contractor and security lighting to front
and rear. All Apartments have their own secure three point locking door and the main door has a telephone door entry system. Mains wired smoke detectors are fitted at all floor levels. All ground floor windows are fully lockable, with multilocking front and patio doors.

Electrical
Telephone and TV points are provided to living and
bedrooms. TV points are digital ready, but also provide for analogue reception, via aerial/dish. There is generous power point provision throughout the properties.

The Kitchen
This has been designed to provide a stylish, modern and
practical working environment. High quality kitchen units are complemented with laminate worktop and splash-back upstand. A choice of ceramic floor tiles are available. Each property has a wide range of built-in appliances, including built-under fan ovens, gas/electric hobs, fridge freezer, dishwasher and microwave (in some plots). Please ask for details on each property. Plumbing and space is also provided for a washing machine. Each kitchen is fitted with a stainless steel sink/drainer unit with chrome plated mixer taps. Under wall unit lighting is provided in addition to ceiling down lighters.

 

 

Bathrooms
Bathrooms have been fitted with white sanitaryware,
finished with chrome-plated fittings. High-pressure
showerheads are provided to all cubicles. There is full height tiling to bath and shower areas, with complementary tiling to other wall areas. A shaver point and heated chrome plated ladder towel rail to each bathroom. All bathroom areas have halogen down lighters.

Doors
A feature front door and panelled internal doors are painted white, with quality modern style chrome plated door furniture.

Decorations
All walls and ceilings are plastered. There is coving to all rooms, where practical, except the bathroom and cloakroom. Walls are decorated in matt finish, almond white emulsion paint, ceilings white. Skirting, architrave etc. are painted gloss white.

External
A patio area is provided for each house, and the two rear
duplex apartments. Garden areas will be turfed with landscaping and fencing to the approved plan. Each property has allocated parking as indicated, with additional visitors parking, bike storage and bin stores where indicated. (see site layout plan).

The Management Company
The Mallards Management Company has been created for
the benefit of the residents. Upkeep, care and maintenance of the shared facilities will be the responsibility of the company, with each dwelling making a contribution to the annual costs commensurate with their obligations and benefits. The residents will run and manage the company and any charges will be by mutual agreement. The apartments will also have a lease agreement, where each apartment owner will be equally responsible for the communal areas, the landlords electric supplies and any shared facitilties specific to the apartments only.

The Choice is Yours
Purchasers may be able to select from a number of finishing options (subject to early reservation, and build programme) in respect of kitchens, floor and wall tiles and wall decorations.
